To FSBO or Not to FSBO - Should You Sell By Owner?

When the market is "hot", many homeowners believe that they will net the most money by "saving on commission" and selling by owner? National statistics show that this may not be the case. In 2014, homes sold by agents sold for 18% more than those sold by owners. There are many reasons for this, including:
  • most buyers work with agents (as this video will show)
  • if FSBOs are "protecting brokers" (i.e. paying a commission to an agent who brings the buyer), effectively they are hiring a professional negotiator to negotiate against them
  • FSBOS underestimate the potential difficulties, the time and the cost involved in dealing with a transaction that goes wrong
  • Homes marketed by a competent agent get much wider market exposure, resulting in more traffic and a higher price.
